Planning &
Local Authorities
We
have extensive experience in dealing with Grade I and Grade II listed
buildings. Most of our projects bring us into discussion with English
Heritage. We have a successful record in negotiating planning solutions, which
satisfy both our Clients’ requirements and those of the relevant
Authorities.
Cost Control
Whether
designing a property for our Clients’ own use or as a commercial investment,
cost awareness and cost control are underlying principles of our work. Above
all we recognise the need to balance the Clients’ aspirations for the
projects with the product quality within the established financial
constraints. Form the early project stages we are able to advise Clients on a
realistic budget to achieve the project aims.

Information

We
are proud of the specialist technical expertise that we have developed
through many years of working on refurbishment projects, which can be
infinitely more demanding than new build work. Our in-house systems have
developed to accommodate the complexity of information that must be
co-ordinated.

Our
projects usually involve much custom design particularly in respect of the
interior finishes and fitting out. The finished product shows the great
emphasis in refurbishment work and is particularly suited to achieving
high quality building finishes.

Specifications
- We use two forms of specification: either the National Building
Specification or our own which has been developed from our experience in
refurbishment work and is particularly suited to achieving high quality
building finishes.

Contract Administration
We
administer the construction phase under one of several of the JCT standard
forms of building contract.
Programme
There
is pressure throughout all sectors of the building industry to reduce
construction times. Refurbishment is no exception, however, an underestimation
of the complexity of the work can lead to an underestimation of the programme.
Leaning on our expertise in this field, part of our basic service is to advise
our Clients on realistic project and construction programmes.
Team Collaboration
JLAD
provide a complete service complimentary to those provided by the other
professionals of the project team. The integration of Engineering and Interior
Design requirements into a refurbishment project is demanding, and more so the
higher the quality of the finishes. As leader of the design team we apply our
experience both to aiding Clients to formulate a brief for other disciplines
and to ensure that these are fully co-ordinated within the finished product.
Project
team structures vary according to Clients’ requirements. Accordingly we act
in any or several of the following roles:
